The Government of Kerala, on August 2, 2026, notified the Kerala Municipality Building (Amendment) Rules, 2026, amending the Kerala Municipality Building Rules, 2019. The amendments have been made under the powers conferred by the Kerala Municipality Act, 1994 and came into force with immediate effect.
The amendment to Rule 26 introduces two new provisos. For single-family residential buildings on plots abutting an unnotified road having a width of less than 6 metres, the minimum front yard requirement has been fixed at 2 metres. Additionally, for buildings covered under Table 4, any one side yard other than the front yard may be reduced by up to 50 centimetres, provided there is no opening on that side.
Further, Rule 33 has been amended to provide that the minimum height of air-conditioned rooms shall not be less than 2.4 metres, thereby prescribing a specific height requirement for such rooms.
